Property Condition
All properties are offered AS IS – WITH ALL FAULTS. This refers to the physical condition of the buildings and site improvements. The District makes no representations or warranties regarding the condition of any structure, building system, or site improvement.
Included Property
The sale includes the real property and improvements (land and building) only unless otherwise expressly stated. Only permanently affixed building components convey with the property. Furniture, fixtures, equipment, security systems, technology equipment, and other movable items are not guaranteed to convey and may be removed prior to closing. Certain items may also be owned by current occupants.
Occupancy
Some properties may currently be occupied or subject to existing agreements. Interested bidders are responsible for conducting their own due diligence regarding the current use or occupancy of any property.
Site Visits
Scheduled site visits will be made available for interested bidders. Access to properties will be coordinated through the Real Property Management Office to ensure consistent communication and access for all parties.
Bid Submission
Sealed bids must be submitted in accordance with the instructions outlined in the bid notice and bid packet. Late submissions will not be accepted.
Bid Opening
Bids will be opened publicly following the submission deadline. A bid tabulation will be prepared for review and consideration by the Board of Education.
Board Consideration
The Board of Education reserves the right to accept or reject any or all bids and to waive informalities in the bidding process if doing so is determined to be in the best interest of the District.
Due Diligence
Prospective bidders are responsible for conducting their own independent investigations regarding the condition, suitability, zoning, utilities, title matters, easements, occupancy status, and any other factors that may affect the property. Submission of a bid constitutes acknowledgment that the bidder has relied solely upon their own examination and investigation of the property and not upon any representation made by Tulsa Public Schools.
Earnest Money Deposit
Regarding the 10% earnest money deposit required with each bid, the deposit must be
submitted in the form of a cashier’s check made payable to Tulsa Public Schools (no
acronyms). Personal or business checks will not be accepted. The cashier’s check must
accompany the sealed bid at the time of submission.
